Bands in England were set in 1991, often by estate agents driving past. Get moved down one band and you save hundreds a year, and can get a refund going back to when you moved in.
How to check in five minutes
- Look up your band and your neighbours’ bands. Type your postcode above, or use the Valuation Office Agency search on GOV.UK. It is public.
- If similar homes on your street are a band lower, that is your first clue.
- Estimate what your home was worth in 1991: take a recent sale price and use a house-price calculator to roll it back.
- Both clues point the same way? You have a case, and the letter above is written for you.
One honest warning
A challenge can also move a band up, for you or your neighbours. That is rare when both clues agree, but check both before you write. If in doubt, ask Citizens Advice.

Where do the bands come from?
The Valuation Office Agency publishes every band in England and Wales. The lists here are loaded street by street, starting in Norfolk, and shown with the date they were taken. Always confirm the live band on GOV.UK before writing.
